The proposed development is on the 220 hectare swathe of fields and countryside between Loughborough, The Outwoods, and Nanpantan Road, and would stretch towards Woodhouse Eaves, Woodhouse, and Woodthorpe. It falls within the proposed Charnwood Forest designation which has been recognised at a regional level to be of high landscape importance. The site is is bordered to the west and south-west by Jubilee Woods and runs very close to the Outwoods. These woods mark the the boundary of the National Forest and are designated Sites Of Special Scientific Interest in recognition of their significant archaeological and landscape value.

The proposed development will comprise 3000 dwellings including an element of affordable housing.
Densities will range from 20 to 50 dwellings per hectare. Highway access will be taken from two points along Nanpantan Road and five points to the east from Beacon Road, Bramcote/Craven Close, Lark Rise/Spindle Road, Laburnam Close, and Newstead Way.
